Each of the three bedrooms offers privacy and allows guests to look out onto the totally private enclosed garden that hosts cactus, many fruit trees, and is overlooked by iconic palm trees. The two bathrooms are exquisite with deep shower and an original sunken bath. The glass enclosed 'long room' feels as if one is outside, has a living room, a dining area, and a designer kitchen. The enclosed garden, protected from the winds, has a deep and pristine saline pool and spa set against the dramatic backdrop of the San Jacinto mountains. Secret spaces seem to be everywhere, whether an arcadian enclosure to the east with separate and private seating or a large studio tucked away to the west.

The TOT Tax is included in your accommodation rate and no other tax are charged or collected after you have booked this property.
Pool Heating and Utilities: Our pricing already includes an additional daily pool heating and house Air Conditioning fee. That is 10%/day, and you should expect these are both available during your stay. However because they are controlled remotely there is a possibility of a technical glitch, so we kindly ask that you please inform us if they are not working upon arrival. Pool heating is limited to 80F so that the equipment is not impacted by overuse. We are not responsible for non-working pool heating and will work with you on any refund should that occur during your stay.
The Pool Spa is included in the daily rate (no additional fee for use of the heated spa). Please note that by heating the pool, the spa cannot be simultaneously heated (and vice versa).
NOISE: Palm Springs has strict ordinances that govern vacation rentals. In particular, we want you to note that "NO outside music is allowed at vacation rental homes." I know, we all love our tunes out by the pool, but it's just not allowed by law. Please abide by this rule so you don't get fined by the police, and so we don't lose our vacation rental permit.

- Primary renter must be over the age of 25.
- Host requires a photocopy of renter's ID for verification before check-in.
- Guest won't be able to set the AC thermostat below 74 since this would damage the system.
- Pools are not heated during the Summer months.
- This is a private property and the host reserves right to access the property at any time to perform maintenance repairs necessary or requested by the renter.
- Landscaping & Pool maintenance schedule: we are unable to offer refunds or credits for inconveniences due to scheduling and maintenance done during your stay. We also request that our maintenance teams are not turned away if they should overlap your stay. Such instances can result in a $100 penalty as we will still incur a 'show up' charge, even if no work is performed.
- Pet Policy: absolutely no animals allowed onsite due to owner's severe allergies. Absolutely no parties or loud music.
***URGENT - PLEASE READ ***
Due to new stricter regulations in Palm Springs, now every guest who books a Vacation Rental in the city is required to receive the Good Neighbor Brochure and also have all guests in the party fill out and sign the Statement of Rules BEFORE having access to the property. In addition to that, we need a list of all guests' vehicles, including license plate numbers and also a copy of your Government ID.
As the person booking this property, you are the main point of contact and person responsible for ensuring your guests comply with the house rules and City rules. Please be advised that the City will fine renters in $500 per occurrence without notice if they fail to comply with the local ordinance.
The main sources of violations are:
-An excessive and unaccounted number of guests onsite
-An excessive number of cars
-Loud outdoor music (and this includes playing music from inside the home so you can hear it outside)
-Trash left outside and on sight
Please send us the FIRST and LAST NAMES and EMAILS from every adult staying at the house. They will all receive and sign the documents digitally using DocuSign. Only registered guests as listed on the rental agreement should be on the premises. No additional guests or visitors allowed. *The current emergency orders in place supersede information in the Good Neighbor Brochure and the Rental Certificate regarding daytime guests.
The Statement MUST be returned to us as soon as possible. Just please be aware that we are NOT allowed to give anybody access to the home until we receive the statement with ALL signatures and the copy of your ID.
We apologize for any inconvenience, however, the City of Palm Springs is not treating this lightly and everyone has to obey and adapt to the new scenario.
