Great family house in Newport for a family of 5! Being in the Bluffs means you're steps away from the best Newport Beach has to offer. From shopping and beach going to casual food to high end restaurants, Newport Beach has it all.

Our home has been recently remodeled. We have beautiful new hardwood floors, brand new appliances and high end materials. We are seeking guests who will treat our home with respect and take care of it as we would if we were there. It is an adult home and may not be suitable for children. Absolutely no pets and no smoking.

Our neighbors are a retired couple and will not tolerate a lot of people or noise. We would like to respect their wishes.

Important details regarding "Utilities": Controllers for bedroom heating and air are in the linen closet. Controller for downstairs unit is in the top drawer of the kitchen. The condenser is in the garage. If the garage gets too hot, there is a fan in the garage which can be turned on with the switch in the garage closest to the door.

Important detail regarding "Safety in the property": Downstairs there are 3 sliding glass doors, front door and garage door through which to exit. Upstairs there is a sliding glass door and french door in the guest room.

Other things to note

The quiet and family orientated neighborhood makes your stay safe. Our home and community is enclosed with protection for your kids and pets. Our streets are well lit for evening walks.

Also no driveway parking: there is 1spot in the garage and street parking. Street parking very close. 30sec walk - but is approx. 300-500' from the home -- on a parallel street. Seen from the driveway. We would state this is conveniently located.

**We are available to you for standard check in times should you require any assistance from 4pm - 6pm … for after these hours we may be available for emergency only and only then via airbnb message app.  We apologize if this causes any issues, but please consider this ahead of booking. Likewise, please advise us before traveling, on your estimated time of arrival so we can accommodate if possible.

A note about our cleaning and cleaning fees: When you book this property you are paying for a full cleaning following your departure. That also means you should expect a cleaned and prepared home prior to your arrival. Your cleaning fee however also covers other services, (depending on the street and city in which the home is located) but may include other items like outdoor areas, pools and/or hot tubs, laundry, wiping down of appliances and kitchen drawers and cabinets, vacuuming, dusting, wiping down windows, and generally what would be considered a complete house cleaning. Our fees are also paid in accordance with California wage and hour laws. We therefore have tax implications as do our cleaning vendors and as such our rates may be higher than what a person/private host may charge who does the work themselves and accepts payment under the table (and does not report earnings for tax purposes). Our cleaners also always show up and on time. We are paying them for that consistency as it means you should not ever walk into a home that has not been cleaned or cleaned poorly. We hope that helps add color on this portion of the reservation cost.
