Living room = sleeper sofa (brand new) queen mattress. HD LG TV with Roku TV and app (Netflix, eg ) selection. Includes nest thermostat.

Kitchen = large island with granite counter tops, can also double for informal seating. Includes 3 bar stools. Brand new refrigerator, microwave, dishwasher and stove/oven. Ample storage space. Kitchen comes fully stocked with plates, silverware, glassware, cooking utensils, pots/pans, serving dishes and all other items typically found in ones kitchen.
Mudroom = between garage and house. Perfect for after ski dress downs and storing skis/snowboards/boots.
Laundry room = next to master; brand new Samsung washer/dryer units and complimentary laundry soap.

Everything. Please note that we have a split garage in which access to the home is granted to guests. The remainder of the garage is locked off and is not available for storage or parking vehicles.
Parking: The driveway can fit 2 cars and our street is in a low trafficked residential neighborhood making street parking quite easy.
**WINTER GUESTS: please ensure precaution when parking on shoulder as slope is steep and can be icy and false. We also cannot guarantee reliable wifi during winter season due to storms and service restrictions. (Wifi has rarely gone down, if ever, but cell signal and wifi can still be spotty at times). Please only book our home if these are not critical to your use/ enjoyment as no refunds or credits will be given for down time service periods.)

Other things to note
While the home can sleep upwards of 9 people, we restrict the total number of guests to 7 so that a better living experience can be had. There are 5 traditional beds, 3 of which are twins (sleeping 1 person) and 2 that can sleep 2 persons each. The living room sofa also unfolds to a queen bed, but with no window coverings in the living area, makes for a tricky night sleep. The loft has a futon as well, but in summer months, temperatures can be uncomfortably warm in that space and we dont advise using that space for sleeping.
Trash: Per IVGID (Incline Village General Improvement District) No trash or recycling can be overflowing or left outside a bin. Any such instance will result in a fine and such fine will be the sole responsibility of tenant, up to $75/violation.
**We are available to you for standard check in times should you require any assistance from 4pm - 6pm … for after these hours we may be available for emergency only and only then via email. We apologize if this causes any issues, but please consider this ahead of booking. Likewise, please advise us before traveling, on your estimated time of arrival so we can accommodate if possible.
Please note that in winter weather & storm conditions such services as Internet and cable may be spotty and/or nonfunctional. Those are beyond our control and we do not provide refunds or credits in the event that services are out due to inclement weather conditions, which is the norm. Please book only if you are ok with the potential of not having cable or Internet during your stay during bad weather.
Our home utilizes outdoor camera surveillance for the protection of our guests during their stay.
For summer reservations: Please note that this home does not have a central A/C system and as such, for day time temperatures over 80 degrees the main living/kitchen/dining and loft areas may be warmer. To help balance we provide standing fans and you are welcome to open doors / sliders for a cross breeze. Please refer to past reviews for any other guest feedback on this situation and note that it is not problematic for most travelers. We are not able to offer refunds, credits or the like for any inconvenience this may cause. All bedrooms and downstairs area remain cool (subjectively speaking).

- Dogs allowed, up to two. Cats not allowed due to allergies, sorry. We do have a (2) dog max (no cats) with a pet fee ($150) and pet deposit ($150) required in order to confirm the reservation.
**Important note for bookings happening around 12/11/2020 - 12/27/2020 : There will be some interior upgrades and maintenance and may smell on site some of the recently finished work during your stay. By booking this property you agree to accept this as part of your booking without refund or credit if it’s an issue.
By booking this property you agree to the residential property loss prevention steps outlined below:
- Leave indoor and outdoor pipes dripping to prevent them from freezing or bursting in the winter.
- During winter times, or when day time temperatures may be below 35 degrees Fahrenheit, then when checking out, turn off the main water valve completely and drain all pipes to prevent freezing. Also, leave the property heated to at least 55 degrees Fahrenheit to prevent freezing the pipes.
- Check washing machine, refrigerator, hot water heater, air conditioner (when available) and other major appliances (which use water hoses or drain lines) for damage, kinks, cracks, and contact us if you find any.
- If you notice any leaks around sinks, tubs, toilets, and hot water heaters contact us as soon as possible. These issues can lead to costly mold damage and rotten floating.
- Never overload electrical outlets and extension cords, or place throw rugs over electrical cords.
- Do not block a baseboard heater (when available)
- Never leave cooking appliances unattended on or unattended.
- Prevent potential embers from causing fires by using a Spark Arrestor at active fireplaces.
- Never dispose of ashes in the bear box trash can.
- Keep the fireplace cleaned. Check for cracks, excessive soot, and ensure the chimney is properly topped with a metal cap to keep vermin out.
- Make sure to close garage doors and lock your car at night. Thieves will steal a garage door opener for easy access into a home later.
- Contact us if you notice any dead and damaged trees which threaten your or neighbor’s property.
