   - The Master Bathroom toilet has a slow flow. Please flush fully before adding more toilet paper.
   - Master Bathroom shower takes at least 60 seconds to warm up due to distance from hot water tank.
   - Next-door neighbor has a dog (friendly dog but a little annoying) that barks frequently unfortunately.
 

For Pets: There are two parks very close by the house and the expectation is that the dogs will be walked to do their business and owners will pick up after dogs and deposit in the park bins.
 

Pool Heating and Utilities: Our pricing already includes an additional daily pool heating and house Air Conditioning fee. That is 10%/day, and you should expect these are both available during your stay. However because they are controlled remotely there is a possibility of a technical glitch, so we kindly ask that you please inform us if they are not working upon arrival. Pool heating is limited to 80F so that the equipment is not impacted by overuse. We are not responsible for non working pool heating and will work with you on any refund should that occur during your stay.
 

Any tampering with or overriding of our settings will result in a complete loss of the amenity and security deposit forfeiture.

Surveillance or recording devices on property - Our properties may have outdoor security cameras aimed on the exterior of the home, doorbell camera and/or an alarm system for the safety of the house and its occupants. Non-recording audio monitoring devices (NoiseAware) might be installed onsite to warn us of excessive noise and avoid complaints.

Additional rules:

No one likes rules, least of all, us -- but we do have a few requirements so that the home is in as perfect a shape for each guest as possible.

- Primary renter must be over the age of 25.

- Host may request a photocopy of renter's ID for verification before check-in.

- This is a private property and the host reserves the right to access the property at any time to perform maintenance repairs necessary or requested by the renter.

-Pet Policy:  Only dogs allowed. No cats or any other animals.  1 medium-sized dog or 2 small ones is OK.

Pet fee: $200 (non-refundable) required to be paid via www.airbnb.com/resolutions before check-in. Your pet has to be house trained and you have to clean after him/her.

- Gardener Schedule is Bi-monthly and Pool Guy Schedule is Twice-weekly. We are unable to offer refunds or credits for inconveniences due to scheduling. We also request that our maintenance teams are not turned away if they should overlap your stay. Such instances can result in a $100 penalty as we will still incur a 'show up' charge, even if no work is performed.
