*It's a 576 sqft Studio and can accommodate 2 guests.
*It has 1 Queen sized Murphy bed and 1 Bath.
*It has one TV with Roku for streaming and Cable.
*Small kitchen equipped with Refrigerator, Stove, Toaster Oven, Microwave, Coffee Maker, Dishes. Unfortunately, there is no oven and no dishwasher but there is a toaster oven on the counter and a drying rack for washing by hand. A lot of kitchenware, cutlery, glasses, mugs, plates, bowls, pots and pans, available!

Guests will have access to 3 pools and the building laundry room. The pools and laundry are part of the HOA community and we can't guarantee their availability and operation during your stay.
Note that the washer and dryer are coin operated and they are located in a different building (1min walking distance from your unit). They are not in the unit.
Free parking right by the condo for your convenience. You can park one car in any available space. Plenty of spaces just outside the condo.
Security gate access to community - Guests must be on access list before arrival. No access between 11pm and 7am without special arrangements. During your stay you will be provided 1 gate card key for 24 hours access. Please note the replacement value of $50.00 for a lost gate card key. The gate closes at 11pm and, without the card, there is no access by vehicle.

No one likes rules, least of all, us -- but we do have a few requirements so that the home is in as perfect a shape for each guest as possible.
-Check-in: 4pm-10pm (Strict - gated community and no access between 11pm and 7am).
-Primary renter must be over the age of 25.
-Host may request a photocopy of renter's ID for verification before check-in.
-This is a private property and the host reserves the right to access the property at any time to perform maintenance repairs necessary or requested by the renter.
-Absolutely NO animals allowed.
The City of Indian Wells asks for your full cooperation. Loud music, unruly parties, and excessive on-street parking are prohibited by City ordinance and will not be tolerated. Violations can result in citations, fines and the removal of renters and their guests from the rental property. Please use common courtesy and respect the neighborhood in which you are staying and it will be a pleasant experience for all. Neighbors disrupted by vacation rentals are encouraged to report nuisances to a vacation rental hotline.
The maximum overnight occupancy on premises of short-term residential rental between 11 p.m. and 6 a.m. shall not exceed two persons per bedroom.
City ordinance stipulates that it is unlawful to make loud, unnecessary or unusual noise that disturbs the peace and quiet of any neighborhood. Any noise between 10 p.m. & 7 a.m. may be subject to police citation.
Short-term residential renters may park one vehicle per bedroom on the premises in an approved driveway or garage.

Security camera/recording device — There are security cameras located on the exterior of the home for the safety of the house and its occupants. Audio monitoring devices are installed onsite to warn us before neighbors complain.
You must also acknowledge
Amenity limitations — There is no stove and no dishwasher in the condo. Washer and dryer are in the building (1min walk from your unit).
Potential for noise — You may hear noise from others when they walk past the front door and from adjacent neighbors.
Must climb stairs — Second floor unit with stair access only.
Some spaces are shared — This is part of an HOA community and you will have access to the community amenities such as pool and washer and dryer (coin operated, located in a different building - 1 min walking).
