Other things to note
     Home Truths:
     - WATER HEATING: Hot water heaters are instant and may take a minute of running the hot water to get the hot water to the faucet. Our system is on a timer and auto shuts off after a certain amount of time so before showering please press the recirculating pump button located on the 1/2 bath to get the hot water.
     - Property faces a busy road so you can hear road noise especially from the master bedroom but it usually dies down around 10pm.
     - Neighbor behind us has 1 dog that barks from time to time
     - We are in the flight pattern like most homes in Palm Springs and planes can be loud.
     - The pool area only gets a few ours of sun.

- It can be very windy in the area, umbrellas MUST be closed when not in use or when windy. If umbrellas are broken due to wind damage, guests will be charged a replacement fee.
- The pool can get dirty very quickly at times due to desert weather. We'll do our best to get the pool company out there as soon as possible.

The pool is not very deep and is not meant for diving. Please, watch your children closely in the pool, and swim at your own risk. Never let children unattended in the pool area.


**NO animals or pets of any kind are permitted at the Property. If pets were to be brought without our consent and knowledge, guests will have to pay twice the pet fee or will have their reservation cancelled immediately.
 

Any fines, citations or penalties imposed against us for actions triggering a violation of the City of Palm Springs will be deducted from the security deposit. Such examples can be found in our House Rules.
 

In the City of Palm Springs, Occupant must be at least 25 years of age or older. By continuing with this reservation, Occupant represents that they are older than 25 years of age and further warrants that other occupants are either over the age of 25, or are accompanied by an adult guardian.
 

NOISE: Palm Springs has strict ordinances that govern vacation rentals. In particular, we want you to note that "NO outside music is allowed at vacation rental homes." I know, we all love our tunes out by the pool, but it's just not allowed by law. Music may not be heard at the property lines at any time of the day (that includes music coming from inside the home). Please abide by this rule so you don't get fined by the police, and so we don't lose our vacation rental permit.
 

Pool Heating and Utilities: Our pricing includes an additional daily pool heating and house Air Conditioning fee. However because they are controlled remotely there is a possibility of a technical glitch, so we kindly ask that you please inform us if they are not working upon arrival. Pool heating is limited to 80F so that the equipment is not impacted by overuse. We are not responsible for non working pool heating and will work with you on any refund should that occur during your stay.
 

Any tampering with or overriding of our settings will result in a complete loss of the amenity and security deposit forfeiture.
 

The TOT Tax is included in your accommodation rate.

No one likes rules, least of all, us -- but we do have a few requirements so that the home is in as perfect a shape for each guest as possible. 

-Please respect check-in and checkout times. Check-in: 4pm-10pm Checkout: 11am 

-Primary renter must be over the age of 25. 

-Host may request a photocopy of renter's ID for verification before check-in. 

-This is a private property and the host reserves the right to access the property at any time to perform maintenance repairs necessary or requested by the renter. 

-Landscaping & Pool maintenance schedule: we are unable to offer refunds or credits for inconveniences due to scheduling and maintenance done during your stay. We also request that our maintenance teams are not turned away if they should overlap your stay. Such instances can result in a $100 penalty as we will still incur a 'show up' charge, even if no work is performed. 

- Absolutely NO parties or loud music.

-NO animals or pets of any kind are permitted at the Property except (1) as specifically authorized in your reservation, or (2) bona fide service animals that we are required by law to allow. Emotional support animals are not permitted except as authorized pets. You agree that a prohibition on animals is not a guarantee that an animal has not been inside the Property or that the Property is free of animal or pet allergens. If pets were to be brought without our consent and knowledge, guests will have to pay twice the pet fee or will have their reservation cancelled immediately.

***URGENT - PLEASE READ ***  

Due to new stricter regulations in Palm Springs, now every guest who books a Vacation Rental in the city is required to receive the Good Neighbor Brochure and also have all guests in the party fill out and sign the Statement of Rules BEFORE having access to the property. In addition to that, we need a list of all guests' vehicles, including license plate numbers and also a copy of your Government ID.  As the person booking this property, you are the main point of contact and person responsible for ensuring your guests comply with the house rules and City rules. Please be advised that the City will fine renters in $500 per occurrence without notice if they fail to comply with the local ordinance. The main sources of violations are: 

-An excessive and unaccounted number of guests onsite 

-An excessive number of cars 

-Loud outdoor music (and this includes playing music from inside the home so you can hear it outside) 

-Trash left outside and on sight

Please send us the FIRST and LAST NAMES and EMAILS from every adult staying at the house. They will all receive and sign the documents digitally using DocuSign. Only registered guests as listed on the rental agreement should be on the premises. No additional guests or visitors allowed.  *The current emergency orders in place supersede information in the Good Neighbor Brochure and the Rental Certificate regarding daytime guests.  The Statement MUST be returned to us as soon as possible. Just please be aware that we are NOT allowed to give anybody access to the home until we receive the statement with ALL signatures and the copy of your ID.  We apologize for any inconvenience, however, the City of Palm Springs is not treating this lightly and everyone has to obey and adapt to the new scenario.

Non-recording audio monitoring devices (NoiseAware) might be installed onsite to warn us of excessive noise and avoid complaints.

-Pool/hot tub without a gate or lock — Please, watch your children closely in the pool area, and swim at your own risk.
