The space

This fabulous Kings Beach apartment comfortably sleeps 6 and is conveniently located close to Lake Tahoe and Northstar Ski Area. It features 2 bedrooms + Loft, 2 bathrooms, fully equipped kitchen, 2 porches and is tastefully furnished. You will be delighted by the 3 stories of space to enjoy!

Relax in front of the fireplace after a day of skiing in the winter or hiking in the summer.

Downstairs you will find the master bedroom with King bed, the guest bedroom with 2 Queens, and a full bathroom (shared). Upstairs features the kitchen with a breakfast bar, living/dining room, 1 full bath, and a balcony where you can enjoy your morning cup of coffee!

The loft area is accessible through a spiral staircase and it has a trundle daybed (Twin). Please note that the "mezzanine" bedroom is not a completely enclosed space due to the loft style of the unit.

**When you checkout please return the thermostat to 65F. During winter, always leave the property heated to at least 65 degrees Fahrenheit to prevent freezing the pipes.

*This is part of an HOA community and you will have access to the community amenities such as pool and gym. Please note that we can't guarantee their availability and operation during your stay.

*Fob is needed to access the pool and gym. Lost fob will result in $100 replacement fee that will charged to the guests.

*In winter time we highly recommend a 4-wheel drive vehicle and to add sufficient travel time when planning your drive to the property.

Other things to note

This home is located in the Tahoe Basin, Northstar Ski Resort in Truckee is located outside of the basin 10-12 min away.

ATTENTION: Children and infants should never be left unattended next to the stairs and loft area. The railing is fairly wide and they are vertical railings so babies can potentially squeeze through. Also, guests should not leave children unattended on the balcony.


NOISE: This is part of an HOA community so please be mindful and courteous of noise levels. Quiet hours are between the hours of 10 pm and 7 am. During that time frame please keep noise to a minimum.
 

Trash Instructions:
 -Please ensure the bear box is secured when putting trash inside.
 -NEVER leave trash outside the bear box.


Please note, we do our very best to ensure that after each reservation the amenities listed are and remain in the home. As you might imagine, things go "missing" over time and while we do our best to check and replace, things (like a hair dryer) can go missing and therefore we kindly ask that you check with us first, have a back up in place just in case, or otherwise agree to book our home with the understanding that some items listed throughout our listing may not be on site. For that we apologize and will do whatever we can to remediate as quickly as possible. No refunds will be given nonetheless.

Please note that in winter weather & storm conditions such services as Internet and cable may be spotty and/or nonfunctional. Those are beyond our control and we do not provide refunds or credits in the event that services are out due to inclement weather conditions, which is the norm. Please book only if you are ok with the potential of not having cable or Internet during your stay during bad weather.

Please inquire before confirming your booking if you're not 100% sure about the space. The description and the pictures were meant to describe it as much as possible, but if you have any questions please don't hesitate to ask them.

No one likes rules, least of all, us -- but we do have a few requirements so that the home is in as perfect a shape for each guest as possible.

-Please respect check-in and checkout times. Check-in: 4pm-10pm. Checkout: 11am

-Primary renter must be over the age of 25.

-Host may request a photocopy of renter's ID for verification before check-in.

-This is a private property and the host reserves the right to access the property at any time to perform maintenance repairs necessary or requested by the renter.

-Maintenance schedule: we are unable to offer refunds or credits for inconveniences due to scheduling and maintenance done during your stay. We also request that our maintenance teams are not turned away if they should overlap your stay. Such instances can result in a $100 penalty as we will still incur a 'show up' charge, even if no work is performed.

-Absolutely no parties or loud music.

-This is a NON-SMOKING property.

-NO animals or pets of any kind are permitted at the Property except (1) as specifically authorized in your reservation, or (2) bona fide service animals that we are required by law to allow. Emotional support animals are not permitted except as authorized pets. You agree that a prohibition on animals is not a guarantee that an animal has not been inside the Property or that the Property is free of animal or pet allergens. If pets were to be brought without our consent and knowledge, guests will have to pay twice the pet fee or will have their reservation cancelled immediately.

You must also acknowledge:

-Must climb stairs — Spiral staircase inside the unit to access loft. Be cautious, especially with kids. And one flight of stairs (15-20 steps) to the lower level where bedrooms are located.

-Some spaces are shared — This is part of an HOA community and you will have access to the community amenities such as gym and pool - Availability is not guaranteed

-Security camera/recording device — Our properties may have outdoor security cameras aimed on the exterior of the home, doorbell camera and/or an alarm system for the safety of the house and its occupants. Non-recording audio monitoring devices (NoiseAware) might be installed onsite to warn us of excessive noise and avoid complaints.

-Heights without rails or protection — The loft is open towards the living room (half-walls and no door). BE CAREFUL, especially with kids, on the loft. Kids should not be left unattended on the mezzanine/loft floor.

-May encounter potentially dangerous animal — Wildlife can be seen.

Guests are responsible for any fines/citations/penalties received by host or owner if caused intentionally or negligently by guest or guests of guest. Water Damage:

-Leave indoor and outdoor pipes dripping to prevent them from freezing or bursting in the winter.

-During winter times, or when day time temperatures may be below 35 degrees Fahrenheit, then when checking out, turn off the main water valve completely and drain all pipes to prevent freezing. Also, leave the property heated to at least 55 degrees Fahrenheit to prevent freezing the pipes.

-Check washing machine, refrigerator, hot water heater, air conditioner (when available) and other major appliances (which use water hoses or drain lines) for damage, kinks, cracks, and contact us if you find any.

-If you notice any leaks around sinks, tubs, toilets, and hot water heaters contact us as soon as possible. These issues can lead to costly mold damage and rotten floating.

Fire Damage:

-Never overload electrical outlets and extension cords, or place throw rugs over electrical cords.

-Do not block a baseboard heater (when available)

-Never leave cooking appliances unattended on or unattended.

-Prevent potential embers from causing fires by using a Spark Arrestor at active fireplaces.

-Never dispose of ashes in the bear box trash can.

Property Damage:

-Keep the fireplace cleaned. Check for cracks, excessive soot, and ensure the chimney is properly topped with a metal cap to keep vermin out.

-Make sure to close garage doors and lock your car at night. Thieves will steal a garage door opener for easy access into a home later.

-Contact us if you notice any dead and damaged trees which threaten your or neighbor’s property.
