The space

This townhouse has everything you need for a comfortable stay.

First floor features a brand new and fully equipped kitchen, a bright and sunny living room with TV and fireplace, and a lovely covered deck where you can enjoy your morning cup of coffee while gazing at the trees.

This home has 809 sqft and comfortably sleeps 4. Bedrooms and bathrooms are located upstairs:
*Master bedroom has a Queen bed and ensuite half bath
*Guest bedroom has 2 Twin beds
*1 full bathroom in hallway

Our ski-in/ski-out condo is located in the resort community of Tahoe Donner, one of the largest HOAs in America, which gives you access to numerous resort amenities and allows you and your family to truly embrace the Tahoe lifestyle. This is one of the most desirable neighborhoods in the Tahoe/Truckee area as it has year-round amenities and recreational facilities.

In the winter, the condo is a ski-in/ski-out entry to the Tahoe Donner Downhill Ski Area, equipped with a brand-new snow-making system. For a bigger mountain adventure, Northstar, Sugar Bowl, Squaw, and Alpine are within easy driving distance. Additional winter amenities include complimentary access to sledding, tubing, and the snow play hill at Trout Creek.

In the summer, within walking distance, the condo complex has its own Clubhouse with a private pool and gas grill area for picnics open in the summer only. Year-round the Clubhouse has a hot tub, sauna, gym, and game room (large TV with surround sound, pool table, ping-pong table, foosball, board games, Nintendo Wii, a fireplace, steam showers, and bathrooms).

Your reservation includes two passes that allow a total of eight guests to access the Trout Creek Recreation Center, the Northwoods Clubhouse, and the Beach Club Marina for a nominal daily fee per person (For current rates and more details, visit tahoedonner.com

Trout Creek has 3 pools, 3 hot tubs, an upscale and comprehensive fitness center with a steam room and sauna year-round; Northwoods has 11 tennis courts, a slide pool, kids playground, library, and movies; Beach Club Marina features a private beach with a boat launch and rentals (kayak, SUP, pedal boat, catamaran). There is a bar and grill convenient located on the property.

You can also visit the Alder Creek Adventure Center which has an equestrian center, Bikeworks rental/repair shop and miles of trails, and in the winter, a world-class cross-country ski area. There are miles of maintained hiking and biking trails (single track, Jeep trails, and paved trails).

The Tahoe Donner Golf Course voted “Best Golf Course in North Lake Tahoe and Truckee,” is a premier public course very close by. Tahoe Donner dining options include The Lodge, Pizza on the Hill, Coyote Moon Bar & Grill, and much more. Shopping and restaurants are conveniently close by in historic downtown Truckee.

*IMPORTANT ACCESSIBILITY NOTE* You have to go down stairs (about 5 steps) from parking lot to the walkway to get to the condo. Also, there are stairs to get to the front door and stairs inside the condo (2-story townhouse). So people with mobility challenges may have trouble accessing the property.

*2 Smart TVs (Living Room and Guest Bedroom) - Guests have to log into their streaming account. Please don’t forget to log out at the end of your stay to avoid others using your account.

UTILITIES:

*IMPORTANT! During winter, when you check out or leave the property do not turn heater off, always leave the property heated to at least 55 degrees Fahrenheit to prevent freezing the pipes.

*This is part of an HOA community and you will have access to the community amenities such as pool, hot tub, BBQ area.
*Condo has a covered Deck
*Beach Chairs - Property is 10 minutes from the beach!
*(2) Rec Center passes are provided - Lost Rec Passes will result in $100 replacement fee (per pass) that will be charged to the guests. Also, we can't guarantee the availability and operation of community amenities and Rec Centers during your stay. Private amenities like the Trout Creek Rec Center are not free for STR guests. The guest card allows you to enter these private amenities for a fee.

PARKING:
*Maximum of 2 vehicles allowed (there is a one car garage and second car can park outside - parking pass required).
*Very small garage space (full size SUVs won't fit).
*Parking passes are provided - Lost Parking Passes will result in $100 replacement fee (per pass) that will be charged to the guests.
*On street parking is not allowed; all vehicles are to be onsite in designated/allowed parking area.
*In winter time we highly recommend a 4-wheel drive vehicle and to add sufficient travel time when planning your drive to the property.

Trash Instructions:
-Please ensure the bear box is secured when putting trash inside.
-NEVER leave trash outside the bear box.
-If there is more trash/recycling than what fits in the bins, please pack it out. There are no community options available.

NOISE: This is part of an HOA community so please be mindful and courteous of noise levels. Quiet hours are between the hours of 10 pm and 7 am. During
that time frame please keep noise to a minimum.

Please note, we do our very best to ensure that after each reservation the amenities listed are and remain in the home. As you might imagine, things go "missing" over time and while we do our best to check and replace, things (like a hair dryer) can go missing and therefore we kindly ask that you check with us first, have a back up in place just in case, or otherwise agree to book our home with the understanding that some items listed throughout our listing may not be on site. For that we apologize and will do whatever we can to remediate as quickly as possible. No refunds will be given nonetheless.

Please note that in winter weather & storm conditions such services as Internet and cable may be spotty and/or nonfunctional. Those are beyond our control and we do not provide refunds or credits in the event that services are out due to inclement weather conditions, which is the norm. Please book only if you are ok with the potential of not having cable or Internet during your stay during bad weather.

No one likes rules, least of all, us -- but we do have a few requirements so that the home is in as perfect a shape for each guest as possible. 

-Please respect check-in and checkout times. 

-Primary renter must be over the age of 25. 

-Host may request a photocopy of renter's ID for verification before check-in. 

-This is a private property and the host reserves the right to access the property at any time to perform maintenance repairs necessary or requested by the renter. 

-Maintenance schedule: we are unable to offer refunds or credits for inconveniences due to scheduling and maintenance done during your stay. We also request that our maintenance teams are not turned away if they should overlap your stay. Such instances can result in a $100 penalty as we will still incur a 'show up' charge, even if no work is performed. 

-Absolutely no parties or loud music. 

-This is a NON-SMOKING property. 

-NO animals or pets of any kind are permitted at the Property except (1) as specifically authorized in your reservation, or (2) bona fide service animals that we are required by law to allow. Emotional support animals are not permitted except as authorized pets. You agree that a prohibition on animals is not a guarantee that an animal has not been inside the Property or that the Property is free of animal or pet allergens. If pets were to be brought without our consent and knowledge, guests will have to pay twice the pet fee or will have their reservation cancelled immediately.

Please make sure you return Rec Center passes and Parking passes when you checkout. Lost passes will result in $100 replacement fee/pass that will be charged to the guests.

You must also acknowledge

-Amenity limitations — No Washer and Dryer. No Air Conditioning.

-Must climb stairs — 2-story home. Stairs to get to front door and stairs to second floor where bedrooms and bathrooms are located. Also, you have to go down stairs to get to the unit front door from parking.

-Some spaces are shared — This is part of an HOA community and you will have access to the community amenities such as hot tub and pool - Availability is not guaranteed

-Security camera/recording device — Our properties may have outdoor security cameras aimed on the exterior of the home, doorbell camera and/or an alarm system for the safety of the house and its occupants. Non-recording audio monitoring devices (NoiseAware) might be installed onsite to warn us of excessive noise and avoid complaints.

-May encounter potentially dangerous animal — Wildlife can be seen.

Water Damage: -Leave indoor and outdoor pipes dripping to prevent them from freezing or bursting in the winter. -During winter times, or when day time temperatures may be below 35 degrees Fahrenheit, then when checking out, turn off the main water valve completely and drain all pipes to prevent freezing. Also, leave the property heated to at least 55 degrees Fahrenheit to prevent freezing the pipes. -Check washing machine, refrigerator, hot water heater, air conditioner (when available) and other major appliances (which use water hoses or drain lines) for damage, kinks, cracks, and contact us if you find any. -If you notice any leaks around sinks, tubs, toilets, and hot water heaters contact us as soon as possible. These issues can lead to costly mold damage and rotten floating.   

Fire Damage: -Never overload electrical outlets and extension cords, or place throw rugs over electrical cords. -Do not block a baseboard heater (when available) -Never leave cooking appliances unattended on or unattended. -Prevent potential embers from causing fires by using a Spark Arrestor at active fireplaces. -Never dispose of ashes in the bear box trash can. 

Property Damage: -Keep the fireplace cleaned. Check for cracks, excessive soot, and ensure the chimney is properly topped with a metal cap to keep vermin out. -Make sure to close garage doors and lock your car at night. Thieves will steal a garage door opener for easy access into a home later. -Contact us if you notice any dead and damaged trees which threaten your or neighbor’s property.
