Summer or winter, we have everything you need to live like a local. You have everything you need for morning French press coffee on the wraparound deck, gazing out at the stunning California scenery surrounding this property, or cooking at home. Show off your culinary skills in the fully equipped kitchen complete with all of the spices you need to flex your Food Network muscles.

Have an adventure-filled day exploring the lake or slopes and unwind next to the pellet-burning stove. There are board games galore: Clue, Dominoes, Jenga. The open-concept interior features tall wood beam ceilings, rustic decor, make you feel at home.

Have a celebratory toast on the back patio with loved ones and enjoy the beauty and tranquility of this natural setting. Stream away the night by watching your favorite Netflix movie on the flat-screen TV.

It’s a quick, 5-minute drive to Kings Beach, a fantastic spot for lakefront picnics, water sports, or simply sight seeing. Other beaches around town include Speedboat Beach, Patton Beach, Moon Dune Beach, and Lake Forest Beach.

Locals flock to the ski mountains when the snow begins to fall and you’ll be conveniently located to some of the best! 10 minutes of Northstar Ski Resort and 15 minutes of Diamond Peak Ski Resort. Alpine Meadows, Squaw Valley, and Heavenly are all a quick drive the property as well.

Like to hike? Sugar Pine Point State Park is nearby. Roll the dice at the nearby Nevada casinos or hit the cross-country skiing trails at any of the Tahoe Cross Country Ski Area resorts.

This is a fantastic Tahoe Vista location!

-During winter, when you check out or leave the property do not turn heater off, always leave the property heated to at least 55 degrees Fahrenheit to prevent freezing the pipes.
-It can take a while for the upstairs to heat up. We do provide space heaters, as well. If the heater is on too high for too long (80 degrees for hours) it will automatically shut off to cool down. We ask that people do not leave the heater on high when they are not there.
-No air conditioner. It can get hot and stuffy during very few days of summer.
-On street parking is not allowed; all vehicles are to be onsite in designated/allowed parking area.
-In winter, an all-wheel-drive vehicle may be necessary.
-Be cautious while walking outside especially at night during winter time in icy conditions.
-Patio furniture might not be available in the winter and late fall

-Children should not be left unattended on the balcony

Please note that in winter weather & storm conditions such services as Internet and cable may be spotty and/or nonfunctional. Those are beyond our control and we do not provide refunds or credits in the event that services are out due to inclement weather conditions, which is the norm. Please book only if you are ok with the potential of not having cable or Internet during your stay during bad weather.

-Only dispose of trash in the bear box.
-Please ensure the bear box is secured when putting trash inside.
-NEVER leave trash outside the bear box.
-$100 fee minimum for trash left outside of the bear box.

This is part of an HOA community so please be mindful and courteous of noise levels. During the hours of 9 pm and 9 am please keep noise to a minimum.

By booking this home you agree to the rules and conditions outlined here as well as those denoted below.

No one likes rules, least of all, us -- but we do have a few requirements so that the home is in as perfect a shape for each guest as possible.
-Please respect check-in and checkout times.
-Primary renter must be over the age of 25.
-Host may request a photocopy of renter's ID for verification before check-in.
-This is a private property and the host reserves the right to access the property at any time to perform maintenance repairs necessary or requested by the renter.
-Maintenance schedule: we are unable to offer refunds or credits for inconveniences due to scheduling and maintenance done during your stay. We also request that our maintenance teams are not turned away if they should overlap your stay. Such instances can result in a $100 penalty as we will still incur a 'show up' charge, even if no work is performed.
-Absolutely no parties or loud music.
-This is a NON-SMOKING property.
-NO animals or pets of any kind are permitted at the Property except (1) as specifically authorized in your reservation, or (2) bona fide service animals that we are required by law to allow. Emotional support animals are not permitted except as authorized pets. You agree that a prohibition on animals is not a guarantee that an animal has not been inside the Property or that the Property is free of animal or pet allergens. If pets were to be brought without our consent and knowledge, guests will have to pay twice the pet fee or will have their reservation cancelled immediately.

Water Damage:
-Leave indoor and outdoor pipes dripping to prevent them from freezing or bursting in the winter.
-During winter times, or when day time temperatures may be below 35 degrees Fahrenheit, then when checking out, turn off the main water valve completely and drain all pipes to prevent freezing. Also, leave the property heated to at least 55 degrees Fahrenheit to prevent freezing the pipes.
-Check washing machine, refrigerator, hot water heater, air conditioner (when available) and other major appliances (which use water hoses or drain lines) for damage, kinks, cracks, and contact us if you find any.
-If you notice any leaks around sinks, tubs, toilets, and hot water heaters contact us as soon as possible. These issues can lead to costly mold damage and rotten floating.

Fire Damage:
-Never overload electrical outlets and extension cords, or place throw rugs over electrical cords.
-Do not block a baseboard heater (when available)
-Never leave cooking appliances unattended on or unattended.
-Prevent potential embers from causing fires by using a Spark Arrestor at active fireplaces.
-Never dispose of ashes in the bear box trash can.

Property Damage:
-Keep the fireplace cleaned. Check for cracks, excessive soot, and ensure the chimney is properly topped with a metal cap to keep vermin out.
-Make sure to close garage doors and lock your car at night. Thieves will steal a garage door opener for easy access into a home later.
-Contact us if you notice any dead and damaged trees which threaten your or neighbor’s property.

You must also acknowledge
*Security camera/recording device — Our properties may have outdoor security cameras aimed on the exterior of the home, doorbell camera and/or an alarm system for the safety of the house and its occupants. Non-recording audio monitoring devices (NoiseAware) might be installed onsite to warn us of excessive noise and avoid complaints.
*May encounter potentially dangerous animal — Wild life can be seen (bears, raccoons, etc) and there are no fences.
*Amenity limitations — It can take a while for the upstairs to heat up.
*Must climb stairs — 2 floors house

*Heights without rails or protection — Balcony - Children should not be left unattended on the balcony
