This garden level unit is part of a 3-unit Edwardian building that was beautifully reimagined and renovated. If you want to go out, the action on Mission Street in Bernal Heights are just steps away. Enjoy dinner at 3rd Cousin or at the more casual Emmy's Spaghetti Shack or meet for coffee and croissant at Black Jet Baking before heading out to Bernal Height's Park. All within a few blocks. The sophisticated options of the Mission District are also close at hand, as are BART, and access to tech shuttles and freeways south.

Street parking only. Property street and surrounding streets require a parking permit. 2 1/2 blocks away, higher up on the hill on Coso Ave there is parking with no permit needed.
We do not provide parking permit but guests can obtain permits online for a fee. If you are interested, please let us know and we can share more information about parking permits.
Generally, the home and the block are very quiet and the windows offer great noise insulation, but as in any city will hear faint intermittent music, traffic, sirens, dogs as people pass by. If the doors/windows are open or you are in the backyard you may sometimes hear conversations or low music from other neighbors. Very occasionally, you may hear momentary noises that are louder. We have a close community of quiet and respectful neighbors in the building. However, this is a garden level unit so you may also occasionally hear footsteps, water running, the occasional vacuum, etc. from neighbors upstairs on the second floor. Or from the front bedroom you may occasionally hear neighbors entering their units via the front stairs. We have provided noise machines for both bedrooms to help minimize any city or neighbor noise at night.
Please inquire before confirming your booking if you're not 100% sure about the space. The description and the pictures were meant to describe it as much as possible, but if you have any questions please don't hesitate to ask them.

No one likes rules, least of all, us -- but we do have a few requirements so that the home is in as perfect a shape for each guest as possible.
-Please respect check-in and checkout times. Check-in: 4pm-10pm. Checkout: 11am
-Primary renter must be over the age of 25.
-Host may request a photocopy of renter's ID for verification before check-in.
-This is a private property and the host reserves the right to access the property at any time to perform maintenance repairs necessary or requested by the renter.
-Maintenance schedule: we are unable to offer refunds or credits for inconveniences due to scheduling and maintenance done during your stay. We also request that our maintenance teams are not turned away if they should overlap your stay. Such instances can result in a $100 penalty as we will still incur a 'show up' charge, even if no work is performed.
-Absolutely no parties or loud music.
-This is a NON-SMOKING property.
-NO animals or pets of any kind are permitted at the Property except (1) as specifically authorized in your reservation, or (2) bona fide service animals that we are required by law to allow. Emotional support animals are not permitted except as authorized pets. You agree that a prohibition on animals is not a guarantee that an animal has not been inside the Property or that the Property is free of animal or pet allergens. If pets were to be brought without our consent and knowledge, guests will have their reservation cancelled immediately.

-Area around front door must be kept clear and free of boxes, unattended packages
TRASH: Trash is picked up early on Friday mornings. Your unit is responsible for taking out trash for the whole building. This is to maximize privacy to the unit so other residents do not have to enter the back yard frequently to take out trash. Trash should be taken out to curb every Thursday night and brought back promptly on Friday morning to ensure we retain possession of all of our cans. If guest is unable to take out the trash, they should notify us or HOA 48 hours in advance to arrange for another resident to take out cans.
