The space

Enjoy this well-loved, bright and nicely updated home in the Vista Norte area of Palm Springs featuring breathtaking panoramic southwest vistas from the private pool and spa! Take a step into the ranch style house while still enjoying all the modern upgrades of home. Enter through an enclosed courtyard to the front door where you are welcomed to an inviting step-down living room with vaulted ceilings, featuring one of two charming fireplaces. The fully remodeled kitchen boasts Alder wood custom cabinets, rich granite counter tops and stainless-steel appliances to make meal prep a breeze. The family room offers a wall of glass with two glass sliders that open to the private pool and spa. Plus, a Smart TV and the second cozy fireplace. And any downtime can be spent relaxing on the modern furnishings that overlook the pool. A sunbrella canvas covered patio looks over the sparkling pool/spa and beautifully landscaped private yard.

This home is just north of the Palm Springs International Airport and sits in a great location to experience the best of this desert city. Heading into the hustle and bustle of downtown Palm Springs will be a breeze, as it is just 2.5 miles from your front door. For a bit of hiking, wake up early and beat the heat at Tahquitz Canyon four miles away. Not to mention, the shopping, golfing, and restaurants in town will fill afternoons with fun and tasty bites!

Parking available is limited to (1) car per bedroom = 3 cars max

Guest access

ENTERTAINMENT:
*5 Smart TVs in the Kitchen, the Living Room, the Master Bedroom, and the Guest Bedrooms where you can access Netflix and Hulu. DVD player and Video Library also available. Guests have to log into their personal streaming account. Please don’t forget to log out of your account at the end of your stay
*Wireless Internet Service is provided throughout the house.
*SONOS Stereo speakers with music library in all rooms of the house except the bathrooms. Please stay within the noise ordinance to avoid fines. Music may not be heard at the property lines at any time of the day (that includes music, TV, talk, coming from inside of the home). If your neighbors can hear music, you are in violation of the City Ordinance.
*Guests will also have access to Games, Books, and Toys for more entertainment during your stay!

KITCHEN AND DINING:
*Fully equipped kitchen for your convenience: Refrigerator, Gas Stove, Double Electric Oven, Microwave, Dishwasher, Coffee Maker, Toaster, Juicer, Blender, Dishes and Utensils
*Cuisinart Keurig Premium 72-Ounce Single-Serve Coffee maker, also a Cuisinart 12 cup programable coffee maker and a French Press and coffee grinder
*Indoor dining table seats 6, but can expand to seat 10

*Central Heating and A/C controlled by Lennox Thermostat
*Guests won’t be able to set the AC thermostat below 74F (cooling) since this would freeze and damage the system.

*Pool is not heated in the Summer months.
*Please, watch your children closely in the pool, and swim at your own risk.

NO outside music is allowed at vacation rental homes at any time.
NO smoking allowed inside or outside the house.
NO glass outside.

*3 parking spaces available for guests between the Garage and Driveway. The garage will fit 2 midsize cars, or one large SUV/truck. Driveway is able to fit 2-3 cars.

Other things to note

Home Truths:
*The pool can get dirty very quickly at times due to desert weather. We'll do our best to get the pool company out there as soon as possible.
*The pool is not very deep and is not meant for diving. Please, watch your children closely in the pool, and swim at your own risk. Never let children unattended in the pool area.
*Cleaning supplies can be in places that are easily accessed by children. Please take caution.
*Backyard is close to neighbors so staying within noise ordinance is very important!
*The home is near the airport path so noise can be heard at times.
*There is a RING front gate camera, a RING front door camera, a RING yard entrance camera

Any fines, citations or penalties imposed against us for actions triggering a violation of the City of Palm Springs will be deducted from the security deposit. Such examples can be found in our House Rules.

In the City of Palm Springs, Occupant must be at least 25 years of age or older. By continuing with this reservation, Occupant represents that they are older than 25 years of age and further warrants that other occupants are either over the age of 25 or are accompanied by an adult guardian.

NOISE: Palm Springs has strict ordinances that govern vacation rentals. In particular, we want you to note that "NO outside music is allowed at vacation rental homes." I know, we all love our tunes out by the pool, but it's just not allowed by law. Music may not be heard at the property lines at any time of the day (that includes music coming from inside the home). Please abide by this rule so you don't get fined by the police, and so we don't lose our vacation rental permit.

Pool Heating and Utilities:
*Pool heating cost $50/day ($200 min per stay)
*Please inquire about extra fees if booking long (28+ night) stays;
*Pool heating is always limited to 82F so that the equipment is not impacted by overuse;
*Pool is not heated during the Summer months (June-August) but it’s usually 80+ naturally;
*Guests won’t be able to set the AC thermostat below 74F (cooling) since this would freeze and damage the system;
*Any tampering with or overriding of our settings will result in a complete loss of the amenity and security deposit forfeiture;
*Hosts will not be able to provide any refunds for occasional non-working pool heating that occur during your stay but we will do our best to have it solved in a timely manner.

The TOT Tax is included in your accommodation rate.

No one likes rules, least of all, us -- but we do have a few requirements so that the home is in as perfect a shape for each guest as possible.

-Please respect check-in and checkout times.

-Primary renter must be over the age of 25.

-Host may request a photocopy of renter's ID for verification before check-in.

-This is a private property and the host reserves the right to access the property at any time to perform maintenance repairs necessary or requested by the renter.

-Landscaping & Pool maintenance schedule: we are unable to offer refunds or credits for inconveniences due to scheduling and maintenance done during your stay. We also request that our maintenance teams are not turned away if they should overlap your stay. Such instances can result in a $100 penalty as we will still incur a 'show up' charge, even if no work is performed.

-Absolutely no parties or loud music.

-This is a NON-SMOKING property.

-NO animals or pets of any kind are permitted at the Property except (1) as specifically authorized in your reservation, or (2) bona fide service animals that we are required by law to allow. Emotional support animals are not permitted except as authorized pets. You agree that a prohibition on animals is not a guarantee that an animal has not been inside the Property or that the Property is free of animal or pet allergens. If pets were to be brought without our consent and knowledge, guests will have their reservation cancelled immediately.

***URGENT - PLEASE READ ***

Due to new stricter regulations in Palm Springs, now every guest who books a Vacation Rental in the city is required to receive the Good Neighbor Brochure and also have all guests in the party fill out and sign the Statement of Rules BEFORE having access to the property. In addition to that, we need a list of all guests' vehicles, including license plate numbers and also a copy of your Government ID.

As the person booking this property, you are the main point of contact and person responsible for ensuring your guests comply with the house rules and City rules. Please be advised that the City will fine renters in $500 per occurrence without notice if they fail to comply with the local ordinance.

The main sources of violations are:

-An excessive and unaccounted number of guests onsite

-An excessive number of cars

-Loud outdoor music (and this includes playing music from inside the home so you can hear it outside)

-Trash left outside and on sight

Please send us the FIRST and LAST NAMES and EMAILS from every adult staying at the house.

Only registered guests as listed on the rental agreement should be on the premises. No additional guests or visitors allowed.

*The current emergency orders in place supersede information in the Good Neighbor Brochure and the Rental Certificate regarding daytime guests.

We apologize for any inconvenience, however, the City of Palm Springs is not treating this lightly and everyone has to obey and adapt to the new scenario.
