Welcome to your next Lake Tahoe/Truckee vacation getaway. A genuine tree house with modern touches, equipped with 3 bedrooms and 2 bathrooms is the perfect spot for the entire family. Enjoy access to pools, sauna, and hot tub available at the Tahoe Donner HOA Recreation Center. Washer and Dryer available for your convenience. Parking included for up to 3 guest vehicles.

The space

A genuine tree house setting with modern ambiance and finishes. Every inch of the home has been considered and touched to create a gorgeous modern mountain feel, along with a very warm and inviting atmosphere.

Plan your Tahoe Summer or Winter at this Family-Friendly home! There is plenty of room to gather and to retreat. Or explore the outdoors and enjoy the Lake Tahoe lifestyle!

In the heart of Tahoe Donner our home offers easy access to year-round activities and is perfect for families and small groups.

The home features a large, open great room with wood-burning fireplace, comfortable couches, TV with streaming and multiple windows for natural light and views of the trees outside. For those who love to cook, we offer a newly remodeled, fully equipped kitchen. Dining table can accommodate 8 for a delicious homemade meal.

Upstairs you will have access to the loft area where children can play and watch TV. Master bedroom is also upstairs and has a King bed, TV with streaming and en-suite bathroom. Other two bedrooms are downstairs and one has a Queen bed and the other has a Queen bed and a bunk bed with 2 twins. Laundry Room and guest bathroom are also downstairs.

Take in the forest setting from the deck with fire pit while you enjoy a book, a cup of coffee or a glass of wine.

*2 TVs where you can access streaming services. Guests have to log into their streaming account. Please don’t forget to log out at the end of your stay.

Each Rec Center Pass admits 4 guests to Rec Centers. There is a $16 day use fee per person. LOST REC PASSES WILL RESULT IN $100 REPLACEMENT FEE

This is part of a HOA community and thus Rec Centers passes are provided. Community amenities include Gym, Lap Pool, Recreational Pool, Sauna, Spas, Playground + basketball court, and more. Please note that we can't guarantee the availability and operation during your stay of the HOA amenities and services.

*Indoor Fireplace (wood burning) - use it with extreme caution. Keep all children away from the stove and fire.

PARKING:
*3 tandem parking spaces available in the driveway for guest use.
*DO NOT park on the roadside due to snow plowing in the winter. They will tow cars at your expense.
*In winter, an all-wheel-drive vehicle may be necessary.

Other things to note

IMPORTANT INFO - Please follow the instructions below so you don’t get any extra charges.

*During winter, when you check out or leave the property do not turn heater off, always leave the property heated to at least 55 degrees Fahrenheit to prevent freezing the pipes.
*On street parking is not allowed; all vehicles are to be onsite in designated/allowed parking area.
*Be cautious while walking outside especially at night during winter time in icy conditions.

Please note that in winter weather & storm conditions such services as Internet and cable may be spotty and/or nonfunctional. Those are beyond our control and we do not provide refunds or credits in the event that services are out due to inclement weather conditions, which is the norm. Please book only if you are ok with the potential of not having cable or Internet during your stay during bad weather.

TRASH INSTRUCTIONS:
-Regular trash must be in a bag and placed inside the trash can inside the bear box.
-Must put recycling on the left of the garbage can in blue recycle bag at the base of the can (not in the can) (blue bags supplied by the host).
-Please ensure the bear box is secured when putting trash inside.
-NEVER leave trash outside the bear box.
-$100 fee minimum for trash left outside of the bear box.
-Additional fees will also be charged for mixing trash and recycling or any garbage or recycling that is not put in bags.

FIRE SAFETY RULES:
The Truckee Fire Department has made it ILLEGAL to use any Charcoal BBQ, Fire Pits, and as always, fireworks in Truckee.

NOISE:
This is part of an HOA community so please be mindful and courteous of noise levels. Quiet hours are between the hours of 10 pm and 7 am. During that time frame please keep noise to a minimum.

No one likes rules, least of all, us -- but we do have a few requirements so that the home is in as perfect a shape for each guest as possible.

-Please respect check-in and checkout times.

-Primary renter must be over the age of 25.

-Host may request a photocopy of renter's ID for verification before check-in.

-This is a private property and the host reserves the right to access the property at any time to perform maintenance repairs necessary or requested by the renter.

-Maintenance schedule: we are unable to offer refunds or credits for inconveniences due to scheduling and maintenance done during your stay. We also request that our maintenance teams are not turned away if they should overlap your stay. Such instances can result in a $100 penalty as we will still incur a 'show up' charge, even if no work is performed.

-Absolutely no parties or loud music.

-This is a NON-SMOKING property.

-NO animals or pets of any kind are permitted at the Property except (1) as specifically authorized in your reservation, or (2) bona fide service animals that we are required by law to allow. Emotional support animals are not permitted except as authorized pets. You agree that a prohibition on animals is not a guarantee that an animal has not been inside the Property or that the Property is free of animal or pet allergens. If pets were to be brought without our consent and knowledge, guests will have their reservation cancelled immediately.

Water Damage:

-Leave indoor and outdoor pipes dripping to prevent them from freezing or bursting in the winter.

-During winter times, or when day time temperatures may be below 35 degrees Fahrenheit, then when checking out, turn off the main water valve completely and drain all pipes to prevent freezing. Also, leave the property heated to at least 55 degrees Fahrenheit to prevent freezing the pipes.

-Check washing machine, refrigerator, hot water heater, air conditioner (when available) and other major appliances (which use water hoses or drain lines) for damage, kinks, cracks, and contact us if you find any.

-If you notice any leaks around sinks, tubs, toilets, and hot water heaters contact us as soon as possible. These issues can lead to costly mold damage and rotten floating.

Fire Damage:

-Never overload electrical outlets and extension cords, or place throw rugs over electrical cords.

-Do not block a baseboard heater (when available)

-Never leave cooking appliances unattended on or unattended.

-Prevent potential embers from causing fires by using a Spark Arrestor at active fireplaces.

-Never dispose of ashes in the bear box trash can.

Property Damage:

-Keep the fireplace cleaned. Check for cracks, excessive soot, and ensure the chimney is properly topped with a metal cap to keep vermin out.

-Make sure to close garage doors and lock your car at night. Thieves will steal a garage door opener for easy access into a home later.

-Contact us if you notice any dead and damaged trees which threaten your or neighbor’s property.

-Amenity limitations — AWD/4x4 may be required in winter months. 

-Must climb stairs — You will need to climb stairs to enter the house and to access the second story.

-Some spaces are shared — This is part of an HOA community and you will have access to the community amenities and services. Note that we can't guarantee their availability and operation during your stay.

-Security camera/recording device — Our properties may have outdoor security cameras aimed on the exterior of the home, doorbell camera and/or an alarm system for the safety of the house and its occupants. Non-recording audio monitoring devices (NoiseAware) might be installed onsite to warn us of excessive noise and avoid complaints.

-Heights without rails or protection

-May encounter potentially dangerous animal — Wild life can be seen
