The space

Every detail of this gorgeous home is guaranteed to make you say, "Wow!" This Southwestern style home has beautiful mid-century design roots, enhanced with elevated amenities and stunning decor. Very bright and spacious (2400 sqft) sleeps 8 comfortably.

The moment you step through the door, paradise begins and the rest of the world disappears. With high ceilings and large archway, you will be instantly captivated. Open concept Living Room with a Smart TV and fireplace, adjacent to the fully equipped kitchen boasting updated appliances and large island with seating for 4 + dining table for 7. Sliding doors leading the private pool and patio makes for easy indoor and outdoor living.

Appreciate the breathtaking mountain range views outside on the patio. The free form pool catches a lot of sun, enjoy a refreshing dip in the pool to cool off. Or just sit outside and sip on a cup of coffee. The outdoor areas of this home are what make this tranquil paradise, ordering daytime poolside rays and the perfect retreat for those magical desert nights by the fire pit.

Three large suites, of which have ensuite bathrooms, and a fourth bedroom with hallway bathroom access. The Master Bedroom featuring a King bed offers its own private entrance, indoor fireplace, ensuite bathroom, seating area, and stunning mountain views from its patio area.

Equipped with elevated amenities and decor, you won't want to leave. But paradise doesn't stop at the front door. Paradise continues wherever you go, we are located a short distance to popular restaurants, bars, shopping, and so much sunshine!

*2 Smart TVs, one in the Living Room and one in the Casita (Guest Bedroom) where you can access streaming services. Guests have to log into their streaming account. Please don’t forget to log out from your account at the end of your stay.

*Please, watch your children closely in the pool, and swim at your own risk.

It can be very windy in the area, umbrellas MUST be removed from stands when not in use or when windy. If umbrellas are broken due to wind damage, guests will be charged a replacement fee.

Other things to note

Home Truths:
*Water can take a few minutes to heat up in the winter
*The pool can get dirty very quickly at times due to desert weather. We'll do our best to get the pool company out there as soon as possible.
*The pool is not very deep and is not meant for diving. Please, watch your children closely in the pool, and swim at your own risk. Never let children unattended in the pool area.
*Cleaning supplies can be in places that are easily accessed by children. Please take caution.
*Neighbors have dogs that may bark sometimes
*Backyard is close to neighbors so staying within noise ordinance is very important!

Any fines, citations or penalties imposed against us for actions triggering a violation of the City of Palm Springs will be deducted from the security deposit. Such examples can be found in our House Rules.

In the City of Palm Springs, Occupant must be at least 25 years of age or older. By continuing with this reservation, Occupant represents that they are older than 25 years of age and further warrants that other occupants are either over the age of 25, or are accompanied by an adult guardian.

NOISE: Palm Springs has strict ordinances that govern vacation rentals. In particular, we want you to note that "NO outside music is allowed at vacation rental homes." I know, we all love our tunes out by the pool, but it's just not allowed by law. Music may not be heard at the property lines at any time of the day (that includes music coming from inside the home). Please abide by this rule so you don't get fined by the police, and so we don't lose our vacation rental permit.

Pool Heating and Utilities:
*Pool heating can be arranged in advance at an additional fee of $50/day ($200 minimum charge).
*Pool heating, when hired, is limited to 82F so that the equipment is not impacted by overuse. Any tampering with or overriding of our settings will result in a complete loss of the amenity and security deposit forfeiture.
*Pool is not heated during the Summer months (June-August) but it’s usually 80+ naturally.
*Hosts will not be able to provide any refunds for occasional non working pool heating that occur during your stay but we will do our best to have it solved in a timely manner.
*Guests won’t be able to set the AC thermostat below 74F (cooling) since this would freeze and damage the system.

Guests will be charged the TOT and TBID taxes.

No one likes rules, least of all, us -- but we do have a few requirements so that the home is in as perfect a shape for each guest as possible.

-Please respect check-in and checkout times.

-Primary renter must be over the age of 25.

-The maximum occupancy for the property may not be exceeded at any time.

-Host may request a photocopy of renter's ID for verification before check-in.

-This is a private property and the host reserves the right to access the property at any time to perform maintenance repairs necessary or requested by the renter.

-Landscaping & Pool maintenance schedule: we are unable to offer refunds or credits for inconveniences due to scheduling and maintenance done during your stay. We also request that our maintenance teams are not turned away if they should overlap your stay. Such instances can result in a $100 penalty as we will still incur a 'show up' charge, even if no work is performed.

-Absolutely no parties or loud music.

-This is a NON-SMOKING property.

-This is a pet-friendly spot. If you are allergic or don't like pets, this might not be a good fit!

PET POLICY:

-One adult dog up to 50lbs allowed. Cats are not allowed anytime.

-Dog must be house and potty trained and cannot be left alone or on furniture.

-Pet fee is required and non refundable

-Guest assumes full responsibility for all and any damage caused by the pet during the stay. Pet fee is not meant to cover accidents to carpets and/or furniture, nor picking up after your dog or excessive fur cleaning; pet owner will be held responsible for all and any damages.

-Please do not let your dog go in the pool to avoid additional charges.

-If pets were to be brought without our consent and knowledge, guests will have to pay twice the pet fee or will have their reservation cancelled immediately.

PET ETIQUETTE:

-Control their barking - if you have a loud dog, please never leave it in the home alone.

-Don’t let them treat everything like a fire hydrant (inside and outside the home).

-Play is fun, but silence is golden - be respectful of the neighbors.

-Keep them on leash while outside the home.

-Always pick up after your dog.

-Wash those paws and minimize bringing messes inside the home.

***URGENT - PLEASE READ ***

Due to new stricter regulations in Palm Springs, now every guest who books a Vacation Rental in the city is required to receive the Good Neighbor Brochure and also have all guests in the party fill out and sign the Statement of Rules BEFORE having access to the property. In addition to that, we need a list of all guests' vehicles, including license plate numbers and also a copy of your Government ID.

As the person booking this property, you are the main point of contact and person responsible for ensuring your guests comply with the house rules and City rules. Please be advised that the City will fine renters in $500 per occurrence without notice if they fail to comply with the local ordinance.

The main sources of violations are:

-An excessive and unaccounted number of guests onsite

-An excessive number of cars

-Loud outdoor music (and this includes playing music from inside the home so you can hear it outside)

-Trash left outside and on sight

Please send us the FIRST and LAST NAMES and EMAILS from every adult staying at the house. They will all receive and sign the documents digitally using DocuSign.

Only registered guests as listed on the rental agreement should be on the premises. No additional guests or visitors allowed.

*The current emergency orders in place supersede information in the Good Neighbor Brochure and the Rental Certificate regarding daytime guests.

The Statement MUST be returned to us as soon as possible. Just please be aware that we are NOT allowed to give anybody access to the home until we receive the statement with ALL signatures and the copy of your ID.

We apologize for any inconvenience, however, the City of Palm Springs is not treating this lightly and everyone has to obey and adapt to the new scenario.
