**SKI LEASE** Located in Kingswood Village, this 3 bedroom and 2 bathroom home features a loft, vaulted ceiling, and light and bright colors with designer details. Take advantage of the short drive to public sandy beach on the North Shore and Northstar ski area. The completely updated interior, with 2 sunny balconies, a cozy fireplace and much more for year round enjoyment and relaxation. Surrounded by beautiful nature, this mountain getaway is the perfect location to create meaningful memories. STR22-6664 Equipped to accommodate 8 guests, this beautiful and bright condo is ready to host your entire family on their next favorite mountain vacation! There are 3 bedrooms, and one loft space for sleeping in gorgeous furnishings surrounded by beautiful nature. With 2 private balconies, enjoy stunning mountain views and fresh air without having to step foot outside the front door. After a day of exploration and adventures, kick your feet up and relax by the fireplace. The kitchen is fully equipped with the basic necessities to eliminate the hassle of meal planning while on vacation. However, take advantage of this prime location and explore the fabulous cuisine nearby. Enjoy the community amenities such as pool, gym, tennis, pickle ball & bocce courts. Our home is close to Northstar Ski Area, Bockway golf course, casinos, shops, restaurants & the nearby sandy beaches at Lake Tahoe. The loft area is accessible through a spiral staircase and it has 2 twin beds. Please note that the mezzanine "bedroom" is not a completely enclosed space due to the loft style of the unit. **THE LOFT IS NOT SUITABLE FOR SMALL CHILDREN** ENTERTAINMENT: *3 TVs (Living Room, Master and Guest Bedroom #1) with Apple TV and Amazon Fire Stick where you can access streaming apps. Guests have to log into their own streaming account. Please don’t forget to log out from your account at the end of your stay. *Wireless Internet Service is provided throughout the unit. *Stereo, Games, Books, and Toys provided for additional guest entertainment . KITCHEN AND DINING: *Fully equipped kitchen for your convenience: Refrigerator, Stove, Oven, Microwave, Dishwasher, Coffee Maker, Toaster, Dishes Utensils, Blender, Wine Glasses and Opener, Pantry Items (Salt, Pepper, Seasonings), Pots and Pans, Cooking Utensils, Serving Bowls and Utensils, Hot Water Kettle *Dining area seats 6 UTILITIES: *Central Heating controlled by Smart Thermostat and portable heaters are available. *No A/C but ceiling fan in living room and portable fans are available. *Washer and Dryer in unit available for your convenience. **When you checkout please return the thermostat to 65F. During winter, always leave the property heated to at least 65 degrees Fahrenheit to prevent freezing the pipes. OUTDOOR FEATURES: *2x private balconies with outdoor seating *Communal pool is only available during summer, usually open from Memorial Day until Labor Day. Guests are NOT ALLOWED to use the Electric BBQ on the Living Room balcony per county's ordinance. ADDITIONAL AMENITIES: *Essentials (Towels; bed sheets; starter supply of soap, shampoo, toilet paper, paper towels) *Hair Dryer *Hangers *Iron *Indoor Fireplace (gas) *Communal Gym is only available during summer, usually open from Memorial Day until Labor Day. COMMUNITY AMENITIES: *This is part of an HOA community and you will have access to the community amenities such as pool and gym. Please note that we can't guarantee their availability and operation during your stay. *Fob is needed to access the pool and gym. Lost fob will result in $100 replacement fee that will be charged to the guests. PARKING: *Maximum of 2 vehicles allowed *Parking is open, no designated spot *On street parking is prohibited for STR guests; all vehicles are to be onsite in designated/allowed parking area. *Please note, guests MUST move vehicles every 24 hours during a snowstorm to accommodate the city plows. *In winter time we highly recommend a 4-wheel drive vehicle and to add sufficient travel time when planning your drive to the property. Between Northstar and Incline for skiing. Not too far from Palisades. Close to Brockway for golf. Or just walk along the beautiful North Lake Tahoe shore. My favorite - sitting all cozy in front of the fire with a good book and a glass of wine. Relaxing and memorable. Plenty of parking in front of the home. Winter time we highly recommend a 4-wheel drive vehicle and to add sufficient travel time when planning your drive to the property. The floors are squeaky and can be annoying in the downstairs bedrooms Please note that, this home is located in the Tahoe Basin, Northstar Ski Resort in Truckee is located outside of the basin 10-12 min away. Guests are NOT ALLOWED to use the Electric BBQ on the Living Room balcony per county's ordinance. Also, Guests shall not bring personal grills and barbecues to the short-term rental. ATTENTION: Children and infants should never be left unattended next to the stairs and loft area. The railing is fairly wide and they are vertical railings so babies can potentially squeeze through. Also, guests should not leave children unattended on the balcony NOISE: This is part of an HOA community so please be mindful and courteous of noise levels. Quiet hours are between the hours of 9 pm and 8 am. During that time frame please keep noise to a minimum. Trash Instructions: -Please ensure the bear box is secured when putting trash inside. -NEVER leave trash outside the bear box. Please note that in winter weather & storm conditions such services as Internet and cable may be spotty and/or nonfunctional. Those are beyond our control and we do not provide refunds or credits in the event that services are out due to inclement weather conditions, which is the norm. Please book only if you are ok with the potential of not having cable or Internet during your stay during bad weather. Please inquire before confirming your booking if you're not 100% sure about the space. if you arrive at night it's a little difficult to find the place just read the instructions carefully and you'll find you're way! the location was perfect! very clean, host was very easy to get ahold of, we would definitely stay here again :)
The house was nice and comfortable. Host was very responsive and helpful. Overall we enjoyed our stay. Location is good, very close to Northstar. For people chasing powder, if it were snowing heavy overnight, there’s a chance that highway 267 might close so you’d have to detour highway 89.

We had a wonderful stay! The home was clean, spacious, and exactly as described. The location was convenient, and the host was very responsive.
It was a great stay for me and my family. Three separate bedrooms in two different floors and the additional loft accomodated 6 of us very conveniently. The unit had all amenities listed, kitchen was well equipped, close to Kings Beach, shopping and restaurants. Kids loved spending time at the pool. We had so much fun, we would come back to stay at this place.
It was perfect home for 7 of us. We’ll come back. Thank you

Pros: - Pool, ping pong table, and board games, and cool loft are ideal for kids. - Clean restrooms, comfortable beds. Good water pressure in both restrooms. - HOST is super in responding quickly and accommodating us. - Self Check is a breeze. - It’s close to most restaurants and several selections of local coffee shops. - Safeway grocery and Starbucks was about 3 mins drive away. - Most supplies were available to use: Pots, pan, shampoo, conditioner, body wash, soap. A lot of seasoning. - Balcony in living room and Master bedroom. Cons: - Sheets and linen have some light stains but are definitely freshly clean. - NO AC even though there is an AC units on the wall. But fans are available. - Master room near laundry area by the street may be noisy. - May not be handicapped friendly cause stairway lead to living room and kitchen. I definitely will stay at the place again!!! It’s such a cute and clean place. I love the fact that there’s a sign saying no shoes in the house.
We really loved the stay in kingswood.. the place close to kings beach. The accommodation was excellent. The place is maintained extremely well. Value for money. We will love to stay again

Cancellation policy
Refundable Bookings
Cancellation deadlines:
- For stays under 15 nights, you may cancel or reschedule up to 14 days before check-in for a full refund. For stays 15 nights or longer, the cancellation window is 60 days.
- For some homes, a 30-day deadline applies — this will be clearly shown before you book.
- Cancellations must be submitted before 4 PM EST on the deadline day to qualify.
Fair-Refund Policy
If you cancel after the deadline:
- Air Concierge Inc will relist your dates and automatically refund you for any nights that rebook.
- The refund per night will be the lower of the original price or the rebooking rate. Nights that do not rebook are non-refundable.
Half-Now, Half-Later Bookings
- The first half of your payment is non-refundable.
- The second half may be refunded according to the standard cancellation policy above.
Non-Refundable Bookings
If you selected a Non-Refundable rate at checkout, the booking cannot be changed or canceled, and no refund will be issued.
Date Changes & Rebooking
Once a stay is canceled, you can't rebook the same dates yourself. If you need help choosing new dates, our Concierge team is happy to assist.
Transfers to Another Guest
You may transfer your booking to someone else at no charge. Just contact the Concierge with the new guest's name and email. The new guest must accept the transfer for it to take effect.
Policy Match Guarantee
If a better price is available for the same property on Airbnb or the owner's site, contact the Concierge — Air Concierge Inc will match it.
